California House not Needing Engineering

This economy small three bedroom house plan that was designed by William Edward Summers for easybuildingplans.com, Online Design Firm, was permitted and built in California without the need for a structural engineer. 

This plan was permitted a year and a half ago in California without structural engineering or any stamp required. It is a prescriptive design.

The construction is economy-first, even the exterior walls are 2" x 4" framing (Yes R-20 insulation is provided).

The plan is approximately 1400 square feet.
